What We Look For
Deal Structure: We, with our partners, acquire fee simple assets worth between $20 - 40M. Assets must be in the continental US, with a preference for the Southeast or Southwest. Our objective is to achieve value add level returns.
Sector Focus: While we have flexibility to pursue a variety of asset classes, our focus is primarily on student housing and in certain circumstances on suburban value add office.
Ideal Match: Where possible, we prefer off market deals. We seek assets with a strong operating history that have the opportunity to grow NOI through repositioning or other investment. Ideal student housing assets are near campus in supply constrained markets and ideal office assets can be purchased blow replacement costs in markets with strong demographic trends.
